2012 Real Estate in Review - Maple Grove Area Statistics

The 2012 Maple Grove market study gives a break out of the Real Estate market within Maple Grove. See how each area performed and what average prices are within different areas of Maple Grove.

The 2012 Maple Grove market study is out and gives us a look not only at what's sold in the Maple Grove Real Estate market, but breaks down the sales according to areas within Maple Grove.  The market study uses Independent School District 279 elementary school boundaries to distinguish the areas. The South-West portion of Maple Grove which lays outside of District 279 is labeled "District 284" to represent the Wayzata school district.  

According to the study the Ceder Island area sold the most homes with 17.9% of all Maple Grove home sales (208) followed closely by the Basswood area at 17.3% .  The two smallest areas of Maple Grove also happened to have the fewest sold homes in 2012 with Elm Creek having the fewest sold homes at 8.5% (99) and District 284 having only a slightly higher number at 9.7%.  < See Chart Area Percent>

The study also showed the average price broken down by the same areas.  District 284, which according to the chart above was one of the smallest percentages of sold homes, shows that size didn't matter and came in with the highest average sales price of homes at $461,530.  District 284's price was nearly 50% higher than the average of the Rush Creek area's average sale of $313,787 which came in as the second highest area.

Offering up the most affordable homes in Maple Grove are both the area with the largest percentage of homes sold, as well as the areas smallest.  Ceder Island area average sales price came in at $169,667 only slightly higher than Elm Creek area's price of $153,103.  < see chart Area Price>
